Assessment of Farmers’ Adoption of Written Farm Tenancy Agreements

Abstract

Written farm tenancy agreements are important instruments for establishing clear terms between landowners and farmers who use agricultural land under rental or tenancy arrangements. Such agreements can specify the duration of tenancy, rental payments, land-use conditions, responsibilities of both parties, and procedures for resolving disputes. The adoption of written agreements may therefore provide greater clarity and security in agricultural land-use arrangements and help farmers understand their rights and obligations. This study will assess farmers’ adoption of written farm tenancy agreements. The study will determine the extent to which farmers use written agreements when obtaining agricultural land under tenancy arrangements. It will also examine farmers’ knowledge of the importance of written tenancy agreements and identify the major factors associated with their adoption of formal documentation for farm tenancy arrangements. The study will focus on farmers’ awareness of written tenancy agreements, frequency of using written agreements, documentation of tenancy duration, rental payment terms, land-use conditions, renewal provisions, responsibilities of landowners and tenants, dispute-resolution provisions, and signatures or other forms of verification. It will also examine farmers’ sources of information about land tenancy practices, access to agricultural and legal advisory services, and experiences with informal tenancy arrangements. A quantitative research approach will be adopted for the study. Data will be collected from farmers using structured questionnaires designed to assess their adoption and knowledge of written farm tenancy agreements. The collected data will be analysed using frequencies, percentages, means, and standard deviations to describe farmers’ adoption patterns, while correlation and regression analyses will be used to examine relationships between selected farmer characteristics, access to information, advisory services, and adoption of written tenancy agreements. The study is expected to reveal varying levels of adoption of written farm tenancy agreements among farmers. Some farmers may regularly use written agreements containing clear tenancy conditions, while others may rely mainly on verbal or informal arrangements. The study may also identify factors such as limited awareness, traditional tenancy practices, lack of legal information, costs associated with documentation, and limited access to appropriate advisory services as challenges affecting the adoption of written agreements. The study will be useful to farmers, agricultural extension agents, landowners, farmers’ associations, agricultural development agencies, land administration authorities, policymakers, legal practitioners, and researchers. The findings may provide useful information for strengthening farmer education on land documentation and promoting clearer and more secure arrangements between landowners and agricultural tenants. The study concludes that the adoption of written farm tenancy agreements can contribute to greater clarity and better management of agricultural land-use arrangements. It is therefore recommended that agricultural extension agencies and relevant land administration institutions provide farmers with practical information on the importance and basic components of written tenancy agreements. Farmers should also be encouraged to properly document tenancy terms and seek appropriate professional guidance where necessary to reduce misunderstandings and disputes over agricultural land use.
