Abstract
Commercial spaces are important components of transport terminals because they provide passengers and other users with access to retail, food services, banking, convenience facilities, and other complementary activities. When appropriately planned, these spaces can improve passenger convenience while contributing to the economic sustainability of terminal facilities. However, poorly located or inadequately designed commercial areas may obstruct circulation, create congestion, generate noise, and conflict with essential transportation functions. Assessing commercial spaces is therefore important for achieving a balance between commercial activity and efficient terminal operations. This study assesses the planning and functionality of commercial spaces in selected transport terminals, focusing on their location, spatial organization, accessibility, and relationship with passenger circulation. The study examines retail shops, restaurants, cafés, kiosks, banking facilities, service outlets, and other commercial functions provided within terminal environments. It also evaluates their relationship with waiting areas, entrances, ticketing zones, boarding areas, and other major terminal functions. The assessment seeks to determine how effectively commercial spaces meet user needs without compromising terminal efficiency. Particular attention is given to the spatial organization and visibility of commercial facilities. Factors such as shop frontage, pedestrian access, circulation width, queuing areas, display arrangements, seating, service counters, and proximity to high-traffic zones are examined. The study also considers the separation of commercial activities from restricted, technical, and service areas. Effective spatial planning can improve customer accessibility and commercial visibility while minimizing conflicts with passenger movement. The study further evaluates environmental and user-related conditions within commercial spaces. Lighting, ventilation, thermal comfort, acoustics, cleanliness, safety, signage, and seating provisions are considered in relation to user satisfaction. The capacity of commercial areas to accommodate peak passenger demand is also examined, particularly in relation to queues and pedestrian congestion. Accessibility for elderly users and persons with disabilities is considered to ensure that commercial services are available to a diverse range of terminal users. Challenges affecting commercial spaces may include inadequate space allocation, poor tenant distribution, insufficient pedestrian capacity, incompatible commercial activities, excessive visual clutter, and weak relationships with passenger circulation systems. These conditions may reduce commercial effectiveness while negatively affecting the overall terminal environment. The study concludes that well-planned commercial spaces can enhance passenger convenience and contribute to the functional and economic performance of transport terminals. It recommends strategic placement of commercial facilities, adequate circulation space, clear zoning, appropriate environmental conditions, accessible service areas, effective signage, and flexible commercial layouts. The findings are expected to provide useful guidance for architects, transportation planners, facility managers, and terminal operators in developing commercial environments that support both passenger needs and efficient terminal operations.
