The Effect of Space Adjacency on Building Functional Efficiency

Abstract

Space adjacency is an important consideration in architectural planning because the physical relationship between different spaces can directly influence building functionality, movement, communication, and operational efficiency. Buildings with poorly organized spatial relationships may require unnecessary movement, create circulation conflicts, and reduce the effectiveness of functional activities. Conversely, appropriate adjacency between related spaces can improve accessibility, workflow, and user convenience. This study examines the effect of space adjacency on building functional efficiency and evaluates how spatial relationships contribute to effective building performance. The study focuses on the relationships between major functional spaces and the extent to which their locations support or hinder building activities. Factors such as proximity, connectivity, accessibility, separation, and sequence between spaces are considered. Particular attention is given to spaces that have frequent functional interactions, where appropriate adjacency can reduce travel distances and improve operational coordination. The study assesses how these spatial relationships influence the overall organization and usability of buildings. Circulation is a major factor connecting space adjacency with functional efficiency. The positioning of rooms, corridors, entrances, stairways, lifts, and service areas can determine the ease with which users move between related functions. Poor adjacency may result in long travel routes, congestion, overlapping circulation patterns, and inefficient use of floor space. The study therefore examines how spatial proximity and circulation planning can support smooth movement and reduce unnecessary physical transitions. The study also considers the influence of adjacency on communication and interaction between users and functional areas. In office, educational, institutional, commercial, and public buildings, certain spaces require frequent interaction while others require separation for privacy, security, or environmental control. Effective adjacency planning can encourage appropriate interaction between related functions while limiting conflicts between incompatible activities. This balance is examined as an important component of functional building performance. Privacy, noise, accessibility, and service requirements are additional factors that influence appropriate spatial relationships. Spaces with high levels of public activity may need to be positioned away from private or restricted areas, while noisy functions may require separation from acoustically sensitive spaces. Similarly, service areas should be conveniently connected to the functions they support without disrupting primary user circulation. The study therefore considers functional compatibility and spatial hierarchy when evaluating adjacency patterns. The study aims to provide a better understanding of how space adjacency contributes to building functional efficiency. It is expected to identify common deficiencies in spatial relationships and establish planning considerations for improving accessibility, circulation, workflow, privacy, and operational performance. The findings will be useful to architects, planners, and building developers in organizing functional spaces in ways that minimize unnecessary movement, strengthen relationships between activities, and improve the overall efficiency and usability of buildings.
