Assessment of Accessibility for Persons with Disabilities in Commercial Buildings
Abstract
Accessibility is an important component of inclusive commercial building design because commercial facilities should provide safe and convenient access for people with different physical abilities. Persons with disabilities may encounter barriers when entrances, circulation routes, vertical transportation, sanitary facilities, parking areas, and other building features are not appropriately designed. Inaccessible commercial environments can restrict participation in economic and social activities and reduce the usability of buildings. This study assesses accessibility for persons with disabilities in commercial buildings, with emphasis on physical access, circulation, safety, and inclusive design. The study examines accessibility provisions in selected commercial buildings by evaluating entrances, ramps, stairs, elevators, corridors, doorways, parking spaces, sanitary facilities, reception areas, and other frequently used spaces. Factors such as ramp gradients, doorway widths, floor surfaces, handrails, turning spaces, accessible parking, and vertical circulation are considered. The research assesses whether these features provide continuous and convenient movement from the building entrance to different functional areas. Particular attention is given to the needs of users with different mobility and physical requirements. The study considers accessibility challenges experienced by wheelchair users, people with limited mobility, persons using walking aids, older users, and individuals with other physical disabilities. The relationship between building layout, circulation patterns, spatial dimensions, and ease of movement is examined. The availability of appropriate resting areas, accessible seating, and unobstructed routes is also considered where relevant. The research further evaluates wayfinding and safety provisions that can support independent use of commercial buildings. Clear signage, appropriate visual information, accessible entrances, adequate lighting, tactile features, and clearly defined circulation routes can assist users in navigating unfamiliar environments. The study examines whether accessibility features are visible, appropriately located, and integrated into the overall architectural design rather than being treated as separate additions. Management and maintenance are also considered because accessibility can be reduced when facilities are poorly maintained or obstructed. Blocked ramps, damaged surfaces, parked vehicles in accessible spaces, malfunctioning elevators, poorly positioned furniture, and inadequate maintenance can prevent users from benefiting from existing accessibility provisions. The study therefore considers the relationship between architectural design, facility management, user behaviour, and the continued usability of accessible facilities. The study aims to assess the adequacy of accessibility provisions for persons with disabilities in commercial buildings and identify architectural strategies for improving inclusive access. The findings are expected to provide useful guidance for architects, developers, facility managers, policymakers, and regulatory authorities in creating commercial environments that support independent, safe, and equitable use. Integrating accessibility into building planning from the earliest design stages can contribute to more inclusive commercial buildings and improved participation in urban economic activities.
