This study assesses common maintenance problems in public buildings and examines their effects on building performance, user satisfaction, and the overall condition of public facilities. The study identifies and examines frequently occurring maintenance problems affecting major building components and services. These include roof leakage, wall cracks, dampness, peeling finishes, defective doors and windows, damaged floor surfaces, blocked drainage systems, plumbing failures, electrical faults, and deterioration of external areas. Attention is given to the frequency, severity, and location of these problems within public buildings. The assessment also considers how different building elements respond to prolonged use, environmental exposure, and inadequate maintenance. The study further investigates the factors responsible for recurring maintenance problems in public buildings. The study concludes that common maintenance problems in public buildings can significantly reduce building performance and increase long-term maintenance expenditure when they are not addressed promptly. Systematic assessment of building conditions can help identify recurring problems and support more effective maintenance planning. The study recommends stronger preventive maintenance programmes, regular building inspections, adequate funding, improved maintenance documentation, skilled maintenance personnel, and timely corrective measures to improve the condition, functionality, and service life of public buildings.
