Assessment of Locally Available Materials for Affordable Housing

Abstract

The increasing demand for affordable housing has created a need for construction approaches that reduce building costs while maintaining acceptable standards of safety, durability, comfort, and functionality. The use of locally available materials can provide opportunities to reduce transportation costs, support local industries, utilize indigenous resources, and improve the affordability of housing projects. However, the suitability and performance of locally available materials vary depending on their physical properties, availability, production methods, and application. Assessing these materials is therefore important for determining their potential contribution to affordable housing delivery. This study assesses locally available materials for affordable housing, focusing on their availability, physical characteristics, cost implications, durability, environmental performance, and suitability for different building applications. Materials considered may include locally produced earth blocks, laterite, clay products, timber, natural fibres, agricultural by-products, stone, and other regionally sourced construction materials. The study also examines the extent to which these materials can satisfy functional and technical requirements while contributing to the reduction of overall housing construction costs. The use of locally available materials can influence housing affordability through reduced transportation requirements, lower material procurement costs, and increased availability within local markets. Local materials may also support the development of indigenous construction skills and provide employment opportunities within surrounding communities. However, their successful application depends on appropriate processing, quality control, construction techniques, and compatibility with prevailing climatic conditions. The study therefore considers both the advantages and technical requirements associated with incorporating local materials into affordable housing. Environmental sustainability is another important consideration in the assessment of locally available materials. Materials sourced and produced within relatively close proximity to construction sites can reduce transportation-related energy use and emissions. Some locally available materials may also have lower embodied energy than highly processed alternatives, particularly where renewable or waste-derived resources are used. The study therefore examines the relationship between material availability, environmental impact, resource efficiency, and long-term building performance. Despite their potential benefits, locally available materials may face challenges such as inconsistent quality, limited standardization, inadequate processing facilities, negative perceptions, limited technical knowledge, and insufficient availability of skilled labour. These challenges can affect their acceptance and widespread use in housing construction. Improving material testing, standardization, professional training, production techniques, and public awareness can strengthen confidence in locally sourced materials and encourage their integration into affordable housing projects. The study concludes that locally available construction materials have significant potential to support affordable housing development when they are appropriately selected, processed, tested, and applied. Their use can contribute to lower construction costs, local economic development, resource efficiency, and environmentally responsive housing. The findings are expected to provide useful guidance for architects, engineers, contractors, housing developers, policymakers, and communities seeking practical approaches to increasing access to affordable and sustainable housing.
