Abstract
Prefabricated components have become increasingly important in contemporary building construction due to their potential to improve construction speed, material efficiency, quality control, and overall project performance. Unlike conventional construction methods that rely heavily on on-site fabrication, prefabrication involves the production of building components in controlled manufacturing environments before transportation and assembly at the construction site. The growing demand for efficient, economical, and sustainable construction has increased interest in the application of prefabricated components across residential, commercial, institutional, and industrial buildings. This study assesses the application of prefabricated components in contemporary building construction, with emphasis on their characteristics, uses, performance, and suitability for different building applications. The assessment considers components such as prefabricated wall panels, floor systems, roof elements, structural frames, staircases, doors, windows, façade systems, and building service modules. Attention is given to the degree of prefabrication, methods of transportation and assembly, connection systems, dimensional coordination, and compatibility with conventional construction practices. The study further examines the influence of prefabricated components on construction efficiency and project delivery. Factors such as production time, installation speed, labour requirements, material waste, construction accuracy, and quality control are considered in evaluating their effectiveness. However, transportation requirements, lifting operations, specialized installation skills, and coordination between manufacturers and construction teams can affect their overall efficiency. In addition, the assessment considers the technical and architectural factors influencing the successful integration of prefabricated components into contemporary buildings. In developing construction environments, additional challenges may arise from limited standardization, inadequate technical knowledge, and dependence on imported components or specialized equipment. Addressing these challenges requires stronger coordination among architects, engineers, contractors, manufacturers, and regulatory authorities throughout the design and construction process. The study aims to provide a comprehensive assessment of prefabricated components and their contribution to contemporary building construction. Its findings are expected to support informed decisions regarding component selection, design integration, construction planning, and project management. The study ultimately contributes to the understanding of how prefabrication can support faster, more controlled, resource-efficient, and adaptable construction while identifying the technical and operational conditions necessary for its successful implementation.
