The Effect of Construction Quality on Building Durability

Abstract

Building durability is an important indicator of construction quality because it determines the ability of a building to maintain its structural integrity, functionality, and serviceability over an extended period. Poor construction quality can accelerate deterioration, increase maintenance requirements, and reduce the expected service life of building components. In many residential and institutional projects, premature defects are associated with inadequate workmanship, poor material selection, weak supervision, and non-compliance with construction specifications. This study examines the effect of construction quality on building durability, with emphasis on the factors that influence the long-term performance of completed buildings. The study assesses key aspects of construction quality, including material selection, workmanship, construction methods, adherence to design specifications, site supervision, and quality control procedures. These factors are examined in relation to the performance of major building components such as foundations, structural frames, walls, floors, roofs, finishes, doors, and windows. The assessment considers how variations in construction practices can influence the resistance of building components to physical deterioration, moisture penetration, cracking, corrosion, and other forms of failure. This provides a basis for understanding the relationship between construction quality and long-term building performance. Material quality is particularly important in determining the durability of buildings. The study considers the influence of material strength, suitability, storage, handling, and proper application on the performance of construction elements. It also examines how poor workmanship, inadequate curing, improper installation, and deviations from approved construction procedures may reduce the effectiveness of otherwise suitable materials. Maintaining appropriate construction standards throughout the building process is therefore considered essential for achieving durable and reliable building components. The study further examines the role of construction supervision and quality assurance in preventing premature deterioration. Effective supervision can help ensure that construction activities comply with approved drawings, specifications, technical standards, and manufacturer recommendations. Regular inspections, material testing, proper documentation, and timely correction of construction deficiencies can reduce the likelihood of defects that compromise durability. The study also considers how inadequate monitoring and weak coordination among project stakeholders may contribute to poor construction outcomes. Poor construction quality can have significant economic and functional consequences for building owners and occupants. Buildings constructed without adequate quality control may require frequent repairs, experience reduced functionality, and incur higher maintenance costs throughout their service life. Premature deterioration can also reduce property value and create disruptions for occupants. Improving construction quality can therefore provide long-term benefits by reducing maintenance demands, extending building service life, and enhancing the overall reliability of building assets. The study concludes that construction quality has a significant influence on building durability and should be considered a fundamental requirement for achieving sustainable long-term building performance. Improving material selection, workmanship, supervision, quality control, and compliance with construction standards can reduce premature deterioration and extend the useful life of building components. The study recommends stronger quality assurance procedures, improved supervision, skilled labour development, material testing, and effective inspection practices to promote durable, reliable, and cost-effective buildings.
