This study examines the effect of modular construction on building construction time, focusing on the relationship between modular construction processes and project duration. The assessment considers key stages including design development, module fabrication, material procurement, transportation, site preparation, foundation works, module installation, service connections, finishing, and commissioning. The study recognizes that reduced construction time can provide wider benefits, including earlier building occupancy, reduced site labour requirements, lower exposure to weather-related disruption, improved construction planning, and potentially reduced project overhead costs. However, achieving these benefits depends on early design decisions, accurate manufacturing, effective logistics planning, and strong coordination throughout the project lifecycle. Delays arising from design changes, manufacturing errors, transportation problems, or inadequate site preparation can significantly affect the expected schedule advantages. The study aims to assess the influence of modular construction on building construction time and identify the major factors affecting its schedule performance. Its findings are expected to assist architects, engineers, contractors, developers, project managers, and construction planners in evaluating the suitability of modular construction for projects where timely completion is important. The study ultimately contributes to improved understanding of modular construction as a strategy for reducing project duration, strengthening construction planning, and enhancing overall project delivery efficiency.
