Abstract

Assessing floor-plan flexibility is therefore important for promoting buildings that can remain useful and adaptable over time. This study examines the influence of floor-plan flexibility on building lifespan by assessing the capacity of buildings to accommodate changes in use without extensive structural or architectural modifications. Factors such as room dimensions, structural grid, column placement, partitioning systems, circulation patterns, service locations, and floor-to-floor relationships are considered. The study evaluates how these characteristics affect the ease with which spaces can be reconfigured to accommodate new activities, occupants, technologies, and operational requirements. Challenges affecting floor-plan flexibility may include rigid structural systems, fixed service installations, inadequate floor-to-ceiling heights, poorly positioned circulation cores, limited access to building services, and highly specialized room configurations. While excessive flexibility may also result in inefficient use of space or increased initial construction costs, an appropriate balance can improve long-term adaptability. Understanding these challenges can help designers identify planning strategies that provide sufficient flexibility without compromising immediate functional requirements. The study aims to establish the relationship between floor-plan flexibility and building lifespan and to identify design characteristics that support long-term adaptability. Its findings are expected to assist architects, developers, and building professionals in incorporating flexibility into the early stages of building planning and design. The study contributes to sustainable architectural practice by demonstrating how adaptable floor-plan configurations can reduce functional obsolescence, support changing user requirements, minimize major alterations, and extend the useful life of buildings.
