Abstract

This study assesses maintenance accessibility in multi-storey buildings, focusing on the ease with which maintenance personnel can reach, inspect, service, and replace building components and systems. It examines access to façades, roofs, mechanical and electrical installations, plumbing systems, service shafts, plant rooms, circulation areas, and other components requiring periodic intervention. The study also considers how building height, floor configuration, spatial organization, and service distribution influence maintenance accessibility. Particular attention is given to vertical and horizontal access provisions within multi-storey buildings. Staircases, elevators, service corridors, access panels, maintenance platforms, roof access points, and dedicated service routes can facilitate maintenance operations when appropriately planned. Difficult access can encourage delayed maintenance, increasing the likelihood that minor defects will develop into more serious problems. Conversely, convenient access can support timely inspection and repair while reducing disruption to occupants and maintenance personnel. The study therefore considers maintainability as an important component of lifecycle-oriented architectural and building services design. The study aims to evaluate the level of maintenance accessibility in multi-storey buildings and identify architectural and technical strategies for improving access to maintainable components. Its findings are expected to assist architects, engineers, facility managers, developers, and building owners in incorporating maintenance requirements into building planning and design. Improving maintenance accessibility can support safer maintenance operations, reduce long-term costs, extend component service life, and sustain the functional performance of multi-storey buildings.
