Assessment of Maintenance Planning in Educational Buildings
Abstract
Educational buildings accommodate intensive daily activities and require reliable physical facilities to support teaching, learning, administration, and student interaction. Effective maintenance planning is essential for preserving building condition, ensuring safety, controlling operational costs, and sustaining suitable learning environments. However, inadequate planning may result in reactive maintenance, delayed repairs, premature deterioration, and disruption of educational activities. This study therefore assesses maintenance planning practices in educational buildings and examines their contribution to long-term building performance. The study focuses on the processes involved in planning building maintenance, including condition assessment, maintenance scheduling, budgeting, prioritization, inspection, resource allocation, and record keeping. Major building components such as roofs, walls, floors, ceilings, windows, doors, plumbing systems, electrical installations, and mechanical services are considered in relation to their maintenance requirements. The study examines how maintenance plans are developed and implemented to address both routine and anticipated building needs. Particular attention is given to preventive maintenance planning and its role in reducing building failures. Regular inspection and scheduled servicing can help identify deterioration before it develops into major defects requiring costly intervention. The study considers how maintenance schedules can be established according to the age, condition, use, material characteristics, and expected service life of different building components. Prioritization of maintenance activities is also examined based on safety, functionality, urgency, and available resources. The research further considers the relationship between maintenance planning and the quality of the educational environment. Defective lighting, poor ventilation, leaking roofs, inadequate sanitation, damaged finishes, and unreliable building services can negatively affect teaching and learning activities. Effective maintenance planning can help minimize such problems and maintain acceptable levels of thermal comfort, indoor environmental quality, safety, and accessibility. The study also considers the need to schedule maintenance activities in ways that minimize disruption to school operations. Financial, organizational, and managerial factors are also examined as influences on maintenance planning effectiveness. Limited maintenance budgets, inadequate technical personnel, poor documentation, weak institutional commitment, and delayed decision-making may affect the implementation of maintenance programmes. The study considers the importance of maintenance records, building condition surveys, cost estimation, responsible personnel, and communication between facility managers and educational administrators in developing realistic and sustainable maintenance plans. The study aims to assess maintenance planning practices in educational buildings and identify factors that can improve the efficiency, reliability, and sustainability of maintenance activities. The findings are expected to provide useful guidance for educational institutions, facility managers, government agencies, architects, engineers, and other stakeholders responsible for building management. By strengthening preventive maintenance, condition monitoring, budgeting, scheduling, documentation, and prioritization, educational institutions can reduce building deterioration, extend facility lifespan, and provide safer and more effective learning environments.
