Abstract

Inadequate maintenance can result in deteriorating building components, malfunctioning services, uncomfortable learning environments, and increased repair costs. Assessing maintenance problems in educational buildings is therefore important for identifying factors that affect building performance and supporting effective maintenance management. This study assesses maintenance problems in educational buildings, focusing on the physical, functional, and service-related deficiencies that commonly occur during building operation. Areas considered include roofs, walls, floors, ceilings, doors and windows, plumbing systems, electrical installations, ventilation systems, sanitary facilities, and external spaces. The study also examines the frequency and severity of maintenance problems and considers how these deficiencies affect the usability and overall performance of educational facilities. Maintenance problems may arise from several factors, including building age, intensive occupancy, poor construction quality, inadequate maintenance planning, inappropriate material selection, and delayed response to defects. The study examines the relationship between these factors and the occurrence of maintenance deficiencies. Particular attention is given to preventive and corrective maintenance practices, since early identification and treatment of minor defects can reduce the likelihood of more serious deterioration and expensive repairs. The effectiveness of maintenance in educational buildings is also influenced by the availability of financial resources, technical personnel, maintenance equipment, spare parts, and appropriate management procedures. Poor communication between facility managers and building users may further delay the identification and reporting of defects. Establishing effective inspection routines, maintenance schedules, reporting systems, and prioritization procedures can improve the ability of educational institutions to respond to maintenance needs in a timely manner. Despite the importance of building maintenance, educational institutions may face challenges such as insufficient maintenance budgets, inadequate technical expertise, poor documentation, delayed procurement of materials, and limited attention to preventive maintenance. These challenges can lead to recurring defects, deterioration of building components, disruption of academic activities, and increased long-term maintenance expenditure. Addressing these problems requires improved maintenance planning, regular building inspections, adequate funding, competent personnel, and stronger facility management practices. The study concludes that systematic identification and management of maintenance problems are essential for maintaining functional and supportive educational environments. Effective maintenance strategies can extend building service life, improve user comfort and safety, reduce repair costs, and minimize disruptions to teaching and learning activities. The findings are expected to provide useful guidance for educational institutions, facility managers, architects, engineers, and policymakers in developing more effective maintenance programmes for educational buildings.
