Abstract
The study examines the influence of service access routes on facility management efficiency, with emphasis on how the planning and configuration of routes used by maintenance personnel affect the ease, speed, safety, and organization of facility management activities. Service access routes provide movement pathways to plant rooms, service areas, utility spaces, storage areas, maintenance zones, and other parts of buildings that require regular operational attention. Their location, width, continuity, accessibility, and connection to service areas can therefore influence the effectiveness of maintenance and facility management operations. The study will assess the relationship between service access routes and facility management efficiency in selected buildings. Attention will be given to the width, length, layout, accessibility, continuity, surface condition, connections, vertical circulation, and relationship of service routes to plant rooms and other maintenance areas. Facility management efficiency will be assessed using indicators such as movement time, ease of access, maintenance response time, movement of tools and equipment, frequency of obstruction, accessibility of service areas, and the ease of carrying out routine maintenance activities. The study will conclude by establishing the influence of service access routes on facility management efficiency and emphasizing the importance of considering maintenance circulation during building planning and design. It is recommended that service access routes be clearly defined, adequately dimensioned, continuous, accessible, and separated where necessary from major public circulation areas. Further studies should examine service access planning across different building types, facility management systems, and maintenance requirements.
