Relationship Between Facility Management Practices and Occupant Satisfaction

Abstract

The study examines the relationship between facility management practices and occupant satisfaction, focusing on how the management and maintenance of building facilities influence the experiences and perceptions of occupants. Facility management involves the coordination of building maintenance, cleaning, security, utilities, repairs, space management, environmental services, and other activities required to support the effective functioning of buildings. The quality of these services can influence occupant comfort, convenience, safety, productivity, and overall satisfaction with the building environment. The study will assess facility management practices including maintenance activities, cleaning services, security provision, waste management, utility management, repair and response procedures, environmental management, and general facility supervision. Occupant satisfaction will be assessed based on indicators such as comfort, cleanliness, safety, reliability of building services, responsiveness to complaints, convenience, functionality of facilities, and overall satisfaction with the building environment. Attention will also be given to the consistency and effectiveness of facility management services in meeting occupants’ needs. A descriptive cross-sectional research design will be adopted for the study. Selected buildings and their occupants will be assessed using appropriate sampling procedures. Data will be collected through physical observation, facility management assessment checklists, review of available maintenance information, and structured questionnaires administered to occupants and relevant facility management personnel. The collected data will be analyzed using descriptive statistics such as frequency, percentage, mean, and standard deviation, while appropriate correlation or inferential tests may be applied to determine the relationship between facility management practices and occupant satisfaction. The study is expected to reveal a relationship between the effectiveness of facility management practices and the level of occupant satisfaction. Buildings with regular maintenance, responsive repair services, effective cleaning, reliable utilities, adequate security, and efficient facility management procedures are expected to record higher levels of occupant satisfaction. Poor maintenance, delayed responses to complaints, unreliable services, inadequate cleaning, and ineffective management may be associated with lower satisfaction. Differences in building type, occupancy characteristics, facility age, and management procedures may also influence the observed relationship. The findings will be useful to architects, facility managers, property managers, building owners, developers, institutional administrators, and other professionals involved in the management and operation of buildings. The study may provide useful information for identifying facility management practices that require improvement and for developing strategies that respond more effectively to occupant needs. It may also support better coordination between building design, facility operation, maintenance, and user requirements. The study will conclude by establishing the relationship between facility management practices and occupant satisfaction within the selected buildings. It is recommended that facility managers adopt regular maintenance schedules, responsive service procedures, effective communication systems, and continuous assessment of occupant needs to improve building performance and satisfaction. Further studies involving different building types and larger populations are recommended to provide broader evidence on facility management practices and occupant satisfaction.
