Relationship Between Material Durability and Maintenance Requirements in Public Buildings

Abstract

The study examines the relationship between material durability and maintenance requirements in public buildings, with emphasis on how the durability characteristics of building materials influence the frequency, type, and extent of maintenance activities required during building use. Materials used in public buildings are exposed to continuous occupancy, environmental conditions, moisture, physical wear, and other factors that may contribute to deterioration. Understanding the relationship between material durability and maintenance requirements is therefore important for improving building performance and supporting efficient facility management. The study will assess the durability of selected building materials and their maintenance requirements across major building components. Attention will be given to materials used for roofs, walls, floors, doors, windows, finishes, external surfaces, and other frequently maintained components. Indicators such as visible deterioration, resistance to weathering and wear, frequency of repairs, replacement needs, maintenance intervals, and observed material condition will be considered in assessing the relationship between material durability and maintenance requirements. A descriptive cross-sectional research design will be adopted for the study. Selected public buildings will be assessed through physical inspection, material-condition assessment, building maintenance records, and structured questionnaires administered to building managers, maintenance personnel, and relevant users. Data obtained will be analyzed using descriptive statistics such as frequency, percentage, mean, and standard deviation, while appropriate correlation or comparative tests may be applied to determine the relationship between material durability and maintenance requirements. The study is expected to reveal that building materials with higher durability may require less frequent repair and replacement, while materials with lower resistance to environmental exposure and physical wear may require more frequent maintenance interventions. Differences in maintenance requirements are also expected to occur according to material type, location within the building, exposure to moisture and weather, intensity of use, installation quality, and maintenance practices. The findings are expected to demonstrate the importance of material selection in controlling long-term maintenance demands. The findings will be useful to architects, quantity surveyors, facility managers, building contractors, developers, public-sector administrators, and other professionals involved in building design, construction, and maintenance. The study may provide useful information for selecting materials based not only on initial cost and appearance but also on durability and expected maintenance requirements. The findings may also support more efficient maintenance planning, budgeting, material specification, and long-term management of public buildings. The study will conclude by establishing the relationship between material durability and maintenance requirements in public buildings. It is recommended that durable and context-appropriate materials should be carefully selected during building design and construction, with consideration given to environmental exposure, expected usage, maintenance demands, and service conditions. Regular inspection and proper maintenance should also be encouraged to preserve material performance, while further studies involving different building types and material categories are recommended.
