Abstract
Building encroachment is a growing challenge in urban and residential areas where buildings or other structures extend into spaces intended for roads, setbacks, drainage corridors, pedestrian routes, open spaces, or neighbouring properties. Such development can alter the planned spatial structure of neighbourhoods and place pressure on existing infrastructure and environmental resources. Encroachment may reduce the availability of open space, restrict movement, affect ventilation and daylight, and contribute to a decline in the overall quality of the built environment. This study examines the effect of building encroachment on neighbourhood environmental quality. It focuses on how unauthorized or poorly controlled building extensions influence spatial openness, accessibility, natural ventilation, daylighting, drainage, vegetation, visual quality, and general neighbourhood functionality. The study also considers the relationship between building encroachment and residents' perceptions of environmental comfort, safety, privacy, and satisfaction. The study aims to assess the relationship between building encroachment and neighbourhood environmental quality and to identify strategies for managing its negative effects. It is expected to contribute to improved understanding of how uncontrolled building extensions influence environmental conditions, infrastructure, spatial functionality, and residents' quality of life. The findings can provide useful guidance for architects, urban planners, development-control authorities, property owners, and community stakeholders in promoting orderly development and maintaining healthier, more functional, and environmentally responsive neighbourhoods.
