The Effect of Parking Design on Shopping Centre Accessibility
Abstract
Parking design is an important component of shopping centre planning because it directly influences how easily customers, employees, service providers, and persons with disabilities can access and navigate commercial facilities. Poorly planned parking areas can create congestion, unclear circulation patterns, long walking distances, pedestrian-vehicle conflicts, and difficulties in locating entrances. As shopping centres increasingly accommodate large volumes of users and vehicles, effective parking design has become essential for improving accessibility, convenience, and overall user experience. This study examines the effect of parking design on shopping centre accessibility, with particular attention to the relationship between parking layout, vehicle circulation, pedestrian movement, and access to building entrances. It considers factors such as parking capacity, bay arrangement, aisle dimensions, entrance and exit locations, pedestrian routes, drop-off areas, and the spatial relationship between parking areas and shopping centre entrances. The study seeks to understand how these design characteristics influence the ease with which different categories of users access commercial facilities. The research also considers pedestrian accessibility within parking environments. The provision of clearly defined pedestrian walkways, safe crossing points, accessible routes, ramps, and conveniently located parking spaces for persons with disabilities can significantly influence the usability of shopping centres. The separation of pedestrian and vehicular movement is particularly important in reducing conflicts and improving perceived safety. Appropriate signage and wayfinding systems can further assist users in identifying parking areas, entrances, exits, and important facilities. In addition, the study examines how parking design affects traffic flow and user convenience during periods of high demand. Inadequate circulation space, poorly positioned entrances and exits, insufficient parking provision, and inefficient parking layouts can contribute to vehicle queuing and delays. These conditions may also increase pedestrian exposure to moving vehicles and create difficulties for emergency and service access. Effective spatial organization is therefore necessary to balance parking demand, circulation efficiency, pedestrian safety, and accessibility requirements. The study recognizes that parking design must respond to the operational characteristics and surrounding context of shopping centres. Factors such as site size, building configuration, user volume, public transportation access, surrounding road networks, climate, and opportunities for non-motorized transportation can influence parking requirements and accessibility outcomes. Integrating accessible parking, pedestrian-friendly circulation, public transport connections, and appropriately located entrances can contribute to more inclusive and efficient shopping environments. The study aims to provide a framework for understanding how parking design decisions influence shopping centre accessibility and user experience. Its findings are expected to support architects, urban designers, developers, and facility managers in developing parking environments that improve circulation, pedestrian safety, accessibility, and convenience. By integrating parking planning with broader principles of inclusive and user-centred design, shopping centres can achieve more functional and accessible commercial environments.
