The Effect of Preventive Maintenance on Building Service Life
Abstract
Preventive maintenance is an important approach to preserving building components and extending the useful service life of buildings. Unlike reactive maintenance, which responds to failures after they occur, preventive maintenance involves planned inspections, servicing, repairs, and replacement of components before significant deterioration occurs. Inadequate maintenance can accelerate building deterioration, increase repair costs, and reduce functional performance. This study examines the effect of preventive maintenance on building service life, with emphasis on how planned maintenance practices contribute to the durability and continued functionality of buildings. The study assesses preventive maintenance activities applied to major building components and services, including roofs, walls, floors, doors, windows, electrical systems, plumbing installations, mechanical equipment, and external facilities. Attention is given to the frequency of inspections, maintenance schedules, servicing procedures, and timely replacement of deteriorating components. The study also examines the extent to which systematic maintenance activities can prevent minor defects from developing into serious failures that require extensive repairs or component replacement. The effectiveness of preventive maintenance is influenced by the quality of maintenance planning, availability of resources, technical skills, and the condition of building components. The study therefore considers factors such as maintenance budgets, maintenance personnel, inspection procedures, record keeping, availability of spare parts, and management commitment. Proper identification of maintenance requirements and prioritization of activities are considered important for ensuring that maintenance interventions occur at appropriate intervals and contribute effectively to building longevity. The study further examines the relationship between preventive maintenance and building performance. Regular maintenance can help preserve structural and architectural elements, maintain building services, improve indoor environmental conditions, and reduce unexpected equipment failures. By addressing deterioration at an early stage, preventive maintenance can minimize disruptions to building operations and reduce the likelihood of costly emergency repairs. The study also considers the economic benefits associated with extending component service life and reducing long-term maintenance expenditure. Failure to implement effective preventive maintenance can result in progressive deterioration, frequent breakdowns, increased operational costs, and shortened building service life. Public and institutional buildings may be particularly vulnerable where maintenance activities are delayed because of limited funding, inadequate planning, or insufficient technical personnel. The study therefore emphasizes the importance of establishing structured maintenance programmes supported by regular inspections, accurate condition assessments, appropriate budgeting, and systematic documentation of maintenance activities. The study concludes that preventive maintenance has a significant role in extending building service life by controlling deterioration, reducing premature failures, and preserving the performance of building components. Planned maintenance interventions can provide long-term economic and functional benefits when consistently implemented. The study recommends regular condition assessments, preventive maintenance schedules, adequate funding, competent maintenance personnel, proper maintenance records, and stronger facility management practices to maximize building service life and reduce avoidable maintenance costs.
