The Influence of Building Management on Long-Term Building Performance

Abstract

Building management plays a significant role in maintaining the functional, environmental, and operational performance of buildings throughout their service life. Effective management involves coordinating maintenance activities, building services, energy use, space utilization, safety measures, and user requirements. Poor management practices can accelerate building deterioration, increase operating costs, reduce occupant satisfaction, and shorten the useful life of building components and systems. This study therefore examines the influence of building management on long-term building performance. The study focuses on key building management practices that contribute to sustained performance, including preventive maintenance, routine inspections, facility monitoring, energy management, space management, cleaning, security, and building services management. Attention is given to how these activities influence the condition and functionality of structural elements, finishes, mechanical systems, electrical installations, plumbing systems, and other building components. Effective coordination of these functions is considered essential for maintaining consistent building performance. The research further examines the relationship between management practices and building maintenance requirements. Timely identification of defects, systematic maintenance scheduling, proper record keeping, and prompt response to building problems can reduce the severity and cost of deterioration. The study considers how maintenance planning can prevent minor defects from developing into major failures and how management decisions influence the reliability and longevity of building systems. Energy and environmental performance are also considered important dimensions of long-term building performance. Building management can influence energy consumption through monitoring of lighting, cooling, ventilation, equipment, and other energy-consuming systems. Appropriate operational controls, user awareness, regular servicing of building services, and effective energy management strategies can improve efficiency while maintaining acceptable indoor environmental conditions. Water management, waste management, and environmental monitoring are also considered as supporting components. The study additionally considers the influence of building management on occupant satisfaction, safety, adaptability, and operational resilience. Effective management can ensure that spaces remain functional, accessible, secure, and responsive to changing user requirements. Building performance can also be affected by the quality of communication between facility managers, occupants, maintenance personnel, contractors, and building owners. Continuous monitoring and feedback can therefore support informed decision-making and improve the ability of buildings to respond to emerging operational challenges. The study aims to assess the influence of building management practices on long-term building performance and identify management factors that contribute to durability, efficiency, functionality, safety, and occupant satisfaction. The findings are expected to provide useful guidance for facility managers, building owners, architects, maintenance professionals, and institutional administrators in developing effective building management strategies. By integrating preventive maintenance, performance monitoring, energy management, user feedback, and systematic facility operations, building management can contribute significantly to extending building lifespan and sustaining performance over time.
