Abstract
Property insurance underinsurance occurs when the insured value of a property is lower than its actual value or the cost required to fully repair or replace it after a covered loss. Underinsurance can influence the amount recoverable by policyholders and the financial losses retained following insured events. Changes in underinsurance levels may therefore affect the expected losses associated with property insurance claims and the financial exposure of both insurers and policyholders. This study will examine the effect of property insurance underinsurance levels on expected losses. It will assess how variations in the difference between insured property values and actual replacement or reconstruction values influence expected insurance losses. The study will also compare expected losses under different levels of underinsurance and determine how inadequate insurance values affect potential claim payments and retained losses. The study will focus on property insurance underinsurance levels, expected losses, property values, insurance claims, insured values, replacement costs, reconstruction costs, claim severity, loss exposure, coverage adequacy, property damage, claim settlements, and actuarial loss estimation. Relevant property insurance policy and claims data will be examined to identify patterns in underinsurance and their relationship with expected losses. Actuarial and statistical techniques will be applied to estimate losses under alternative underinsurance conditions. A quantitative research approach will be adopted for the study. The magnitude of the effect may depend on property values, reconstruction costs, claim severity, policy conditions, valuation accuracy, and the application of any average or coinsurance provisions. The study will be useful to actuaries, property insurance companies, underwriters, property owners, claims managers, valuation professionals, risk managers, regulators, and researchers. It may provide useful information for assessing coverage adequacy, estimating expected insured and uninsured losses, determining appropriate property values, improving underwriting practices, and developing suitable insurance coverage. The findings may also assist insurers and policyholders in understanding the financial implications of inadequate property insurance coverage. The study concludes that property insurance underinsurance levels are important considerations in expected loss assessment because differences between insured values and actual property values can influence claim recoveries and retained losses. It is therefore recommended that insurers and policyholders regularly review property valuations, reconstruction costs, and coverage limits and incorporate accurate property values into insurance assessments to support adequate protection and effective property risk management.
